An architectural triumph set amongst the clouds, 28 Lyall South Perth is set to redefine the terms of vertical living.

Intended as an iconic addition to the South Perth skyline, the contemporary residential tower is an elegant collection of one, two and three-bedroom apartments designed by Sydney-based architect Philip Vivian, a Perth native and director of architecture fi rm Bates Smart.

Mr Vivian said the concept grew out of the DNA of South Perth, with its characteristic single-storey homes and four to five-storey apartment buildings, and he wanted the development to be a perfect extension of its environment.

“Ours is the first building in the area to offer a collection of larger sky villas as homes,” he said.

“Instead of creating a singular tall building, we took South Perth’s two dwelling types and stacked them vertically. Single-storey villas separate five-storey blocks of apartments.

“They are vertically stacked in recessed slots and framed by horizontal planes to create a feeling of floating.”

Cognisant of the windy conditions courtesy of the Fremantle Doctor, Mr Vivian and his team incorporated glass-enclosed rooms where residents could enjoy dining and living spaces opening onto panoramic views, creating the classic Australian indoor-outdoor lifestyle, but internally.

“These glazed enclosures, some with winter gardens, afford residents uninterrupted views at all times and through all seasons – free from excessive winds or extreme heat or cold,” he said.

Mr Vivian left Perth at aged 25 to live, work and study in major cities around the world, including New York City, London, Melbourne and Sydney where he honed his craft and gained a deeper appreciation for the connotations of inner-city living.

As an architect, he said it was his privilege to contribute to any city, but it was particularly nice to enrich Perth as it grew vertically – rather than horizontally – into a more vibrant, global city.

“People are excited about an inner-city lifestyle and the amenity that comes with density, including fabulous views, entertainment on your doorstep and a walk to catch the ferry to work,” Mr Vivian said.

“I hope the local community and residents see 28 Lyall South Perth as a building that is carefully considered, that timelessly fits into the landscape of South Perth and heralds a new future for more sophisticated urban living.”

Sirona Capital Managing Director Matthew McNeilly said the project marked an entirely new and thoughtful approach to vertical living, where everything was carefully considered and every element was relevant.

“Historically, apartments in Perth have not been designed particularly well, with a cookie-cutter approach, little or no innovation and standardised stock, irrespective of market segment,” he said.

“We are lifting the bar by creating a vertical village conceived on an intimate scale with less than 100 residences, rather than a soulless complex. This is a development specifically for owner occupiers and people who crave community and the wonderful interaction that can bring.

“All residences are larger in size, each one faces north, floors have only two or four residences and every dwelling will be highly sought after, with panoramic views across South Perth and the Swan River to the city skyline, Kings Park and Botanic Garden, Perth Water, Melville Water and Perth Zoo.”

McNeilly said bringing Bates Smart to Perth for their first highrise project was a real coup, with the expectation the sophisticated luxury development would remain in high demand for decades to come.

Located on the corner of Lyall Street and Labouchere Road in South Perth, the project is a ground plus 37-level building featuring 98 residences – some two-level with private office suites. Amenities include a pool deck and wellness centre, a ground-floor cafe and meeting room, a public gallery space, private offices and medical suites.

Due for completion in early 2023, 28 Lyall South Perth is being developed by joint-venture partners Sirona Capital and CEL Development.

Prices start at $490,000, with residences configurations including one bedroom, one bedroom plus study, two bedroom plus two bathroom, and three-bedroom.
